The new HMO regime commenced on 1st April 2019.
What is HMO?
Under the revised definition of what constitutes an HMO, if the accommodation is occupied by 3 or more persons, forming more than 2 households and rent is payable, the accommodation will be classed as a HMO. Under the new HMO regime, it is an offence to manage a licensable HMO without holding the appropriate licence.
What this means?
All HMOs must be licensed by their local council.
All new HMOs must have planning permission and building control approval. An application will not be processed if the property does not have either of these approvals.
Anyone considering developing a HMO or converting an existing property into a HMO must apply for planning permission to do so.
What can we do to help?
We can survey the building and produce architectural drawings that you (the owner/manager) will need to submit to the council to gain the appropriate license.
